Send the completed Seller Disclosure Package to the buyer’s agent and ensure it’s returned in compliance with contract timelines.
Distribute Reports
Forward termite, inspection, and other relevant reports to the buyer’s agent and escrow.
Process Escrow Amendments
Coordinate any requested amendments to escrow promptly and efficiently.
Document Management
Upload all documents and disclosures to a shared Google Drive for easy access and broker system upload.
Confirm Document Receipt
Ensure escrow receives all required items, including the home warranty invoice, commission instructions, and other key materials.
Track Escrow Timelines
Monitor every escrow milestone such as EMD submission, HOA documentation, and the delivery/return of escrow packages.
Verify Completeness
Confirm that all reports and disclosures are present and fully signed with correct initials, dates, and signatures.
Maintain Communication
Provide consistent weekly updates to all parties, addressing concerns and keeping everyone aligned.
Review draft escrow instructions and preliminary title report.
Coordinate key appointments (inspections, final walkthrough, closing).
Handle negotiation of repairs or contract modifications.
